Before any offer on a short-term rental property, run through these 10 items in order — the first three are eliminatory: verified building permission, real area demand and net math that closes.

The checklist

  1. Building convention does not forbid short stays.
  2. Assembly minutes: no recent ban; ideally, permission recorded.
  3. Net math in the calculator: rate × real occupancy − all costs.
  4. Internal rules: guest procedures workable for operating.
  5. Area occupancy and rates with a source, not a promise.
  6. Proven income or a building reference, when available.
  7. Updated title record free of blocking liens.
  8. Seller certificates clean.
  9. Clearances for condo fees and property tax.
  10. Furniture/linen cost in the total budget.
